Hero Background

We know this ground, not just the spreadsheet

Eastside Innovation develops mixed use real estate in Opportunity Zones, starting in the urban core of Kansas City, Kansas. We are local. We are not a national fund that flew in because the market got hot.

What drives the work

A few things guide every call we make. The numbers have to work, so we underwrite carefully and phase the work to protect the capital. Design matters, because the way a place looks and feels decides whether people use it. We build with the people and groups who are already here, since development should add to a neighborhood instead of clearing it out. And we know the Opportunity Zone rules cold, from the fund structure to the compliance to the designation calendar, so that knowledge sits inside every deal.

Mission

Eastside Innovation develops mixed-use, multi-purpose projects in Opportunity Zones on the Eastside of Kansas City, Kansas. We apply rigorous underwriting, careful site selection, and deep local knowledge to deliver projects that work for investors and communities alike.

Vision

We believe the Eastside of KCK deserves development that matches the ambition of its people. Our vision is a built environment where quality design, economic opportunity, and neighborhood identity coexist, creating lasting value for investors and residents for generations to come.

Built on the ground in Eastside KCK

Eastside Innovation exists because Eastside KCK needs developers who know the ground, not just the spreadsheet. Our team has spent years learning the Eastside's landscape, parcel by parcel, block by block, building relationships with residents, institutions, and public partners along the way.

That on-the-ground knowledge is what allows us to identify the right sites, structure the right deals, and deliver projects that actually fit. We are not a national fund parachuting into a hot market. We are local operators who understand the complexity of building in communities that have been under-invested for decades.

We bring the discipline, design standards, and capital partnerships needed to do it well, while staying aligned with the people and places that make the Eastside what it is.

Why Wyandotte County, and why now

Eastside Innovation operates as a for-profit developer focused on executing projects and stewarding investor capital. We are closely aligned with Eastside Opportunity, a nonprofit partner working on community-building, advocacy, and ecosystem development on the Eastside of Kansas City, Kansas.

While the two entities are distinct, we share a common belief: Eastside KCK deserves projects and places that match the ambition of its people. This dual structure lets us maintain the discipline investors expect while staying connected to the community work that makes development meaningful.

Our approach to development

We mix careful real estate execution with the kind of local knowledge you only get by being here. Every project has to work for the people who put money in and the people who live next door.
